SE Portland Real Estate Market Update – May 2013

The SE Portland real estate market finished April with 234 closed sales, which is between the 243 & 190 closed sales recorded in the prior months of March and February respectively. Of the 234 closed sales in April, 18 were distressed properties (foreclosures/short sales) representing 8% of the closed sales for the month. As of the end of April, distressed properties accounted for 37% of the active listing inventory. There were 22 closed sales of homes valued at $500K or more during April and a total of 41 over the three month period of February – April.

The inventory level is lowest in the $251-500K price bracket at only 2.0 months and overall it is at 2.6 months worth across all price brackets based solely on the April closed sales rate. Looking back over the last three months average closed sales rate, the inventory picture increases slightly to 2.8 months worth across all price brackets.

The average sold price in April was $279K which is an increase of $29K, compared to $250K in March. Meanwhile, the median sold price in April was $251K, up $29K from the prior month. The average price of the active listings was $262K as of the end of April while the median price for the active listings was $222K during the same period.

NE Portland Real Estate Market Update – May 2013

The NE Portland real estate market finished April with 229 closed sales, which is up from the 207 & 152 closed sales recorded during the prior months of March and February respectively. Of the 229 closed sales in April, 22 were distressed properties (foreclosures/short sales) representing 10% of the closed sales for the month. As of the end of April, distressed properties accounted for 26% of the active listing inventory. There were 32 closed sales of homes valued at $500K or more during April and a total of 73 over the three month period of February – April.

The inventory level is lowest in the $251-500K price bracket at only 1.7 months and overall it is at 2.1 months worth across all price brackets based solely on the April closed sales rate. Looking back over the last three months average closed sales rate, the inventory picture increases to 2.5 months worth across all price brackets.

The average sold price in April was $329K which is up $18K from the prior month of March. The median sold price in April increased to $284K, up from $265K the month prior. The average price of the active listings was $321K as of the end of April while the median price for the active listings was $264K during the same period.

North Portland Real Estate Market Update – May 2013

The North Portland real estate market (which is comprised of the zip codes 97203, 97217 & 97227) finished April with 105 closed sales, which is up from the 92 & 68 closed sales recorded during the prior months of March and February respectively. Of the 105 closed sales in April, 12 were distressed properties (foreclosures/short sales) representing 11% of the closed sales for the month. As of the end of April, distressed properties accounted for 25% of the active listing inventory. There were no closed sales of homes valued at $500K or more in April and a total of only 2 closed sales during the three month period of February – April.

The inventory level is lowest in the up to $250K price bracket at 1.9 months and overall it is at 2.1 months worth across all price brackets based solely on the April closed sales rate. When looking back over the last three months average closed sales rate, the inventory picture increases to 2.5 months worth across all price brackets.

The average sold price in April was $246K which is a decrease of $10K, compared to $256K in March. The median sold price in April was $230K, down $5K from $235K the prior month. The average price of the active listings was $264K as of the end of April while the median price for the active listings was $244K during the same period.

Downtown Portland Real Estate Market Update – May 2013

The downtown Portland real estate market (which is comprised of the zip codes 97201, 97204, 97205 & 97209) finished April with 52 closed sales, which is between the 58 & 36 closed sales recorded during the prior months of March and February respectively. Of the 52 closed sales in April, only 3 were distressed properties (foreclosures/short sales) representing just 6% of the closed sales for the month. As of the end of April, distressed properties accounted for only 14% of the active listings. There were 16 closed sales of homes valued at $500K or more during March and a total of 47 over the three month period of February – April.

The inventory level is lowest in the $251-500K price bracket at 3.3 months and overall it is at 4.0 months worth across all price brackets based solely on the April closed sales rate. Looking back over the last three months average closed sales rate, the inventory picture increases slightly to 4.3 months worth across all price brackets.

The average sold price in April was $481K which is an increase of $10K, compared to $471K in March. Meanwhile, the median sold price was $393K in April which is a decrease of $11K from the prior month. The average price of the active listings was $596K as of the end of April while the median price for the active listings was $437K during the same period.

Of the 141 closed sales in April, 7 were distressed properties (foreclosures/short sales) representing only 5% of the closed sales for the month. As of the end of April, distressed properties accounted for 16% of the active listings. There were 34 closed sales of homes valued at $500K or more during April and a total of 70 over the three month period of February – April.

The inventory level is lowest in the $251-500K price bracket at only 2.1 months and overall it is at 2.8 months worth across all price brackets based solely on the April closed sales rate. Looking back over the last three months average closed sales rate, the inventory picture increases to 3.4 months worth across all price brackets.

The average sold price in April was $405K which is an increase of $23K, compared to $382K in March. Meanwhile, the median sold price was $353K in April which is an increase of $18K from the prior month. The average price of the active listings was $613K as of the end of April while the median price for the active listings was at $468K during the same period.
